Fair value

Fair Value (beizulegender Zeitwert oder auch „fairer Wert“) ist ein Begriff für den Wertansatz aus der angloamerikanischen Rechnungslegung. Laut IFRS und US GAAP ist der Fair Value derjenige Betrag, zu dem ein Vermögenswert zwischen sachverständigen, vertragswilligen und voneinander unabhängigen Geschäftspartnern getauscht oder eine Verpflichtung beglichen werden kann. Es handelt sich demnach um einen hypothetischen Marktpreis unter idealisierten Bedingungen. Strikt zu unterscheiden ist der Fair Value als Marktwert von subjektiven Wertvorstellungen, wie sie im Value in use, dem unternehmensspezifischen Wert einer Position, zum Ausdruck kommen.

Die Ermittlung des Fair Value erfolgt im Grundsatz gemäß einer dreistufigen Hierarchie. Es gilt der Primat der marktpreisorientierten Ermittlung. Daher ist auf der ersten Stufe zu prüfen, ob für den zu bewertenden Vermögenswert bzw. die Schuld ein aktueller Marktpreis zum oder nahe dem Bewertungsstichtag verfügbar ist. Ist dies nicht der Fall oder sind lediglich Marktpreise von geringer Qualität verfügbar, das heißt von nicht ausreichend liquiden Märkten, so ist auf der zweiten Ermittlungsebene alternativ der Marktpreis einer vergleichbaren Position zu verwenden. Sind auch solche Preisnotierungen nicht verfügbar, so scheitert die marktpreisbasierte Ermittlung, und statt dieses „marking to market“ ist auf der dritten Ermittlungsstufe – strikt subsidiär – auf die modellbasierte Ermittlung zurückzugreifen („marking to model“). Hier wird auf Grundlage anerkannter investitions- und kapitalmarkttheoretischer Bewertungshypothesen ein Marktpreis simuliert. Ausgangspunkt der modellgestützten Ermittlung ist typischerweise ein Barwertkalkül; somit wird die Schätzung künftiger Erfolgsgrößen (Cash Flows, Residualgewinne) erforderlich.
