Yield Compression

Yield Compression bezeichnet den Rückgang von Renditen. Der Fachausdruck ist sehr gebräuchlich im Immobilienresearch.

Yield Compression bezeichnet beispielsweise die Annäherung von Renditen in Schwellenländern derer Industrieländer. Renditen sind hoch, wenn das Risiko dementsprechend hoch ist. Rückläufige Renditen bedeuten also, dass das Risiko sinkt und die Anlage sicherer wird.

Diesen Renditerückgang kann ein Fonds durch Währungsengagements ausnutzen. Wenn die Währung eines Landes sicherer wird, so wertet dieser Effekt die Währung auf.
